The Challenge

At Epping Forest Site B, Fairview New Homes envisioned a major residential development made up of several blocks requiring bespoke smoke ventilation strategies.

The goal was to deliver:

• Effective, compliant smoke control for multi-storey residential buildings
• Efficient smoke clearance and CO monitoring within the underground car parks
• Minimised operational noise and seamless integration with the architecture

The complexity of the scheme demanded a smoke ventilation contractor with the ability to provide a combination of both natural and mechanical smoke venting solutions — tailored precisely to each building’s requirements. FDS Contracting was appointed to provide the smoke ventilation installation on the project.

Our Solution

FDS Contracting designed, supplied, installed, and commissioned a comprehensive smoke ventilation package across the site, utilising a combination of mechanical smoke ventilation, natural smoke ventilation and car park smoke ventilation. Our designs adhered to the latest fire safety standards, including BS9991, BS9999, BS12101 Parts 2, 3, 6, and 8, and the SCA Guide.

• Blocks A, B, and C:
  We implemented natural smoke ventilation systems for the residential corridors and common areas. These systems utilise automated AOVs (Automatic Opening Vents) to allow smoke to naturally rise and escape, protecting escape routes without the need for powered fans.
• Blocks D and E:
  Due to design and regulatory requirements, these buildings were fitted with mechanical smoke ventilation systems. FDS installed fully ducted, powered extraction systems to quickly remove smoke from corridors and stair cores during a fire event, ensuring safe evacuation.
• Car Parks (Blocks A, B, and C):
  For the underground parking areas, FDS deployed thrust mechanical ventilation systems using high-level extract fans and induction fans. The system included CO detection, dynamic airflow adjustment based on real-time gas levels, and full-scale fire mode operation — all in compliance with BS9999 and Approved Document B.

Outcome

The Epping Forest Site B project showcased FDS Contracting’s full smoke ventilation solution capability — from natural smoke vent expertise to complex mechanical and car park smoke venting installations.

Delivered on time and in line with all required standards, our smoke ventilation systems now protect hundreds of residents daily — providing safe, clear escape routes and peace of mind for Fairview New Homes and their future occupants.
